Dog Liability Insurance Policy

A liability insurance policy is always useful when the risk is connected with the animal has become a reality.  The dog that suddenly runs across the street and causes an accident is insured. As a rule, insurance does not cover a dog that is misused as a weapon and purposely used against a human.  Anyone who adopts a full grown dog needs to be aware that the animal has already been considerably influenced by human beings.  Yo should watch the dog carefully, particularly in its behavior toward humans.  If possible, meet the previous owner.  If the dog is obtained from shelter, someone on the staff may be able to give you information about the dog's background.  Asa a bad experience may cause your dog to bite.  Such dogs should be adopted by experienced dog owners.  Even a well trained dog may occassionally damage someones elves's property or cause an accident.  It is in the owner's interest to have adequate insurance protection.  Our puppies are of good nature but once they are owned by their new owner we are no longer responsible for the actions of your dog.  We strongly urge the you purchase a liability insurance policy to cover your pet.

Dogs in Rented Apartments: What are the owner's Rights and Duties with Respect to Neighbors

Whether a dog is allowed in and apartment depends first on the rental contract and then on the decision of the rental committee.  It is usually approved based on your dogs mannerism and on an individual cases.  Life in the community is based on mutual consideration ans dog-loving tenants living  in the community have the right to expect consideration for their fondness of animals.  The dog owner should take in consideration the need of their fellow tenants for peace and quiet.  You should give both the lessor and the neighborhood advance notice of your decision to purchase a dog.  It is the decision of the lessor to consider the number of dogs an owner can have in an occupied apartment, usually one dog or one cat is sufficient.  We only accept written notarized permission for client who are in rented agreements prior to purchasing a Happy Hotdog.

What is the Dog Owner Liable for? Who is Liable if Children are Out with the Dog?

Many local laws stipulate that the animal's owner in principle is liable if a person is killed or injured or anything is damaged by an animal.  This is "endangerment liability", which means that the dog owner is always liable when a voluntary behavior of their dog in accordance with its typical nature was the cause.  Such behavior includes biting and hunting.  Even a well trained dog is not impossible to cause damage.  Liability insurance is a  good idea if you or members of your family want to avoid paying for any such damage claims.

When and How Long May A Dog Bark Indoors or in the Yard?

If the neighbors feel that your dog is causing such racket that the normal sound level is exceeded, they can demand that the dog owner find a solution to the problem.  This holds true even when a watch-dog is being kept.  Courts have decided that the barking of an animal always infringed on the neighbor's legal status as a property owner; it is immaterial whether the dog's barking exceeds a certain sound level.  Noises that attract attention is always irritating infringements, even if they do not exceed the sound level at which even traffic and industrial noises are still tolerable.

Dogs May Not Dirty the Streets

Most cities have a pooper scooper law.  Dogs excrement shouldn't be left on the side walk, but the call of nature cannot always be avoided.  Fines for the person walking the dog can be the result.  Authorities have affirmed that a danger to public health exists when sidewalk are soiled by dogs relieving themselves.  This is based on the medically substantiated fact that dogs carry certain diseases.  A dirty sidewalk can lead to a pedestrian falling or injuring themselves by slipping.

To remove the dog excrement, handy disposable scoops for dog droppings (available in pet stores), small shovels, paper towels, and plastic bags can be used.
